Deck Repairs

Structural & surface

Board replacement, ledger re-attachment, post base repair, beam sistering, and joist reinforcement. Many Portland metro decks from the 1970s–90s have structural issues that aren't visible until you look closely — we assess the full structure at every repair estimate and give you an honest picture of what's safe versus what can wait.

Surface Replacement

Boards & decking only

When the framing is sound but the surface is past its life, we strip the old decking and install new composite or pressure-treated boards on the existing structure. Common on 1990s–2000s decks where the frame has years left but the boards are splintering and graying. We assess the framing first — if it can't support new decking safely, we'll tell you.

Composite Pressure-treated Hardwood Frame inspection

Covered Decks & Pergolas

Covered outdoor living

Pergola framing, shade structures, and partial roof covers that extend outdoor usability through Oregon's fall shoulder season. Attached and freestanding designs available. Permit requirements vary by cover type and attachment method — we determine what's required at the estimate and handle all coordination.

Pergolas Shade structures Attached covers Freestanding

Railings & Stairs

Safety & code compliance

Cable railing, wood railing, aluminum balusters, and composite rail systems. Stair replacement and addition for decks that don't have code-compliant access. Railings are required by code on decks over 30 inches — we design and install to current IRC requirements with proper post spacing and handrail height.

Deck Demolition

Removal & haul-off

Complete deck removal — surface, frame, posts, and footings — when a structure is beyond repair or needs to come down before new construction. We pull permits for demolition where required, remove all materials, and leave a clean pad. Can be scoped as a standalone project or bundled with a new deck build.

Decking Materials

Choosing the right decking for Oregon.

Oregon's rain, temperature swings, and extended damp seasons affect decking materials differently. Here's an honest comparison to help you decide.

Pressure-Treated Lumber

ACQ & CA-B treated pine

The most affordable deck surface material. Performs well in most Portland metro locations but degrades faster in high-moisture environments — river-adjacent properties, shaded ravine lots, and areas with standing drainage. Requires sealing every 2–3 years to maintain appearance and longevity.

Hardwood Decking

Ipe, Cumaru, Tigerwood

Premium tropical hardwoods with exceptional density and natural rot-resistance. Beautiful appearance that ages to silver-gray or can be oiled to maintain original color. Significantly higher material cost than composite but preferred for high-end applications where aesthetics are the priority. Requires annual oiling if color retention is desired.

Our Process

How a deck project works with OJB.

From first call to finished deck — here's exactly what to expect.

01

Free on-site estimate

We visit your property, assess the grade and terrain, inspect any existing structure, and discuss size, material, and design. We check ledger connections on existing decks and note any structural concerns. Same-day response in most areas.

02

Written price — locked

Full itemized estimate covering footings, framing, decking, railings, stairs, and permit fees. Structural drawings included where required. The price is locked before we start — no additions once we've broken ground.

03

Permit & scheduling

We pull the building permit, submit structural drawings if required, and schedule the inspection sequence with your city. Most projects start within 1–2 weeks of permit issuance. We manage the entire permit timeline so you don't have to.

04

Build & inspection

Our crew handles footings, framing, decking, railings, and stairs in sequence. City inspections are scheduled at required milestones. We walk the finished deck with you before we leave — every element is reviewed and signed off.

Why OJB for Decks

Built on trust. Built to last Oregon winters.

01

We check the ledger — every time

The ledger connection — where your deck attaches to the house — is the most critical structural element and the most commonly done wrong. On every deck estimate we inspect the existing ledger or plan the new one with proper flashing, lag pattern, and through-bolt spacing. A failed ledger is how decks collapse. We don't skip this step.

Structural integrity first
02

Designed for your grade — not a flat-lot template

West Linn ravines, Gladstone hillsides, Bull Mountain slopes, Happy Valley graded lots — each requires a different structural approach. We design footings, post heights, and beam spans for your specific terrain. On steep lots we provide engineer-stamped drawings where required and build structures that hold their geometry for decades.

Terrain-engineered builds
03

Written price — nothing changes after you sign

Deck projects can reveal surprises — rot behind ledger flashing, soft post bases, undersized beams. We look for all of it at the estimate and include what we find in the written price. The number you approve is the number on your final invoice. No change orders halfway through a project this significant.

FAQ

Common deck questions.

Yes — decks over 30 inches above grade require a building permit in virtually every Portland metro jurisdiction. Some cities also require permits for lower decks that are attached to the house. Elevated decks on sloped lots in cities like West Linn, Happy Valley, and Portland often require engineer-stamped structural drawings in addition to the standard permit. We handle all permit applications, structural drawing coordination, and inspection scheduling as part of every project.

Composite decking is engineered wood-fiber and plastic that resists moisture, rot, and splintering — it requires almost no maintenance beyond an annual wash and lasts 25–30+ years in Oregon's climate. Pressure-treated lumber is less expensive upfront but needs sealing every 2–3 years, can splinter as it ages, and has a shorter lifespan of 10–15 years in the Portland metro's wet conditions. For most properties we recommend composite — the higher upfront cost is typically recovered within 10 years in avoided maintenance and early replacement costs.

A bouncy or unlevel deck usually indicates one of three issues: undersized joists, a failing post base, or a deteriorating ledger connection. The ledger — where the deck attaches to the house — is the most critical element and the most common failure point on older decks. We assess the full structure at every repair estimate: ledger connection, post base condition, joist sizing, and beam integrity. If there's a structural safety concern we'll tell you directly and scope the repair honestly.

Yes — sloped lot decks are one of our most common projects in West Linn, Gladstone, Oregon City, and Bull Mountain in Tigard. Hillside decks require deeper footings, taller posts, and in steeper cases engineered framing approved by the local building department. We design the structure to match your specific grade at the estimate — not a generic flat-lot plan. On lots with significant drop, we'll discuss cantilevered designs that maximize usable deck space without adding excessive post height.

Deck costs vary significantly based on size, material, terrain, and structural complexity. A ground-level pressure-treated deck on a flat lot is priced very differently from an elevated composite deck on a sloped West Linn lot with engineer-stamped drawings. We provide a free written estimate that itemizes every component — footings, framing, decking, railings, stairs, and permit fees — so you know exactly what drives the number. Call or text 503-882-0704 and we'll typically have someone at your property within 24 hours.

Often yes — and we'll tell you honestly which approach makes more financial sense for your specific deck. If the framing is sound and only the surface boards are deteriorating, surface replacement is a fraction of the cost of a full rebuild. If the ledger connection is failing, post bases are rotted, or joists are undersized, a targeted structural repair may extend the life significantly. We assess everything at the estimate and give you the repair option, the replacement option, and our honest recommendation.

Yes — decks over 30 inches above grade are required by the Oregon Residential Specialty Code to have guardrails at least 36 inches high (42 inches for commercial applications). Baluster spacing cannot exceed 4 inches. Post connections must be through-bolted to the framing — not surface-mounted with face screws, which is a common non-compliant installation we see on older decks. All railing work we do is designed and installed to current code requirements.

Yes. Our Oregon CCB license (#255649) covers all construction work including decks throughout Oregon. We also hold a Washington contractor license (#OREGOJB755C8). We carry full general liability and workers' compensation insurance on every job and can provide proof of coverage before any work begins.
